The market has heated up here in Central Virginia. We're seeing multiple contracts on houses. Houses that are priced right are selling. Being on the market doesn't guarantee a sale. An interesting fact is; in the city, which is very hot right now, the average days on the market is 52 with a median of 41. Let your agent guide you through the process of constructing a competitive contract. There are many things you can do to make your contract stand out. I have helped many buyers get their dream house in multiple contract situations.
For me, pricing a house for a seller is a team effort. I have comparable sales in hand when I come for the listing presentation. The numbers might be all over the place. Sellers generally have an idea what their house is worth and I ask them what do they think it's worth. We list it at that price and it turns out it's the right number. That's where seller's instinct is valuable in the listening process.
